Golden Visa through Dubai property, explained

What the property route requires and the questions worth asking before you buy.

Through the Dubai Land Department, property worth AED 2 million or more at the time of purchase can qualify for a 10-year renewable Golden Visa. A mortgaged property is allowed with a bank letter. Off-plan eligibility should be confirmed with the DLD before you rely on it.

Short answer

The basics

The Golden Visa is a long-term UAE residence visa. One route is investing in real estate. The Dubai Land Department’s Golden Visa service sets the threshold at a property value of AED 2 million or more at the time of purchase, in one or more properties in the applicant’s name. The visa is valid for ten years and renewable. The federal UAE government portal describes real estate investor visas differently, so rely on the Dubai Land Department’s service page and confirm the current position.

Points to check

  • Valuation. The threshold is assessed on the property value under the rules, not necessarily the price you paid.
  • Mortgaged property. The DLD allows it, with a no-objection letter from the bank showing the amount paid and the balance.
  • Off-plan. The DLD service page does not address off-plan. Some sources say a developer statement of account is accepted, so confirm with the DLD before relying on it.
  • Documents. Title deed or equivalent, passport, and supporting documents for the application.
  • Dependants. Family members can generally be included, subject to the rules.

Why UK buyers ask

For some UK buyers the visa is part of the decision, whether to spend more time in Dubai or to move. Buying to qualify should not override whether the property suits your goals. A visa does not change UK tax residence rules, so take UK tax advice if you may split your time.

Confirm the current rules

Eligibility is decided by the authorities, not by an agent. Before you buy, confirm the current criteria with the Dubai Land Department or the official UAE government channels, and get it in writing from your adviser.
